Most Commercial Property Owners Have No Idea What They Actually Own

I have been in commercial real estate for over 26 years. I have advised on more than 10,000 transactions across 40+ states and nearly 40 countries. And the single most consistent thing I see among portfolio owners from the investor with two NNN assets to the family with $30M in holdings is this:

They have no idea what their portfolio is actually doing.

Not really.

They know what the last rent check was. They know what they paid for the property. They may know what they think it's worth. But they do not know what it is performing at versus what it should be performing at. They don't know which assets are silently bleeding value. They don't know which leases haven't been renegotiated in seven years. They don't know that the debt structure they put in place in 2017 is now working against them.

And here is the critical point: none of that shows up on a financial planning spreadsheet.

It doesn't surface in a portfolio overview. It doesn't appear in a quarterly statement. It only becomes visible when someone walks the property, pulls the leases, and puts actual market data next to what the asset is doing today.

This is the gap. And it is costing portfolio owners hundreds of thousands sometimes millions of dollars annually in underperformance they cannot see.

I built the Portfolio Health Check for exactly this reason.

Every commercial property falls into one of three categories:

PERFORMING. The asset is working. Returns are at or above market. Debt structure is appropriate. It belongs in the hold strategy, optimized and protected.

MISMANAGED. Good asset. Poor execution. Rents below market. Deferred maintenance eroding value. Wrong ownership structure. Wrong property manager. This is a fixable problem but only if someone identifies it first.

SELL OR REPLACE. Value has plateaued or is declining. A stronger replacement asset exists. The 1031 exchange window may be open. Every month you hold it is a month you're carrying dead weight.

Most portfolios have assets in all three categories. The owners just don't know which is which.

That is where we come in.

If you have commercial real estate holdings you haven't had independently reviewed against current market conditions, that review is overdue. Reach out. The conversation is confidential and it costs you nothing.

If you own commercial real estate and have not had your portfolio independently reviewed against current market conditions, there is a good chance you are carrying underperformance you cannot see.

The right review does not just protect value. It uncovers opportunity.

When was the last time you had a property or portfolio reviewed against current market conditions instead of relying on historical performance?
