Louisville Industrial and Flex Real Estate
Louisville sits within a day's drive of most of the U.S. population, and its industrial inventory reflects it: small-bay flex in the East End, older heavy-power buildings close to downtown, and outdoor storage land along the I-65 corridor to the south. Gilezan Global represents owners and occupiers across all three, for lease and for sale.
What We Handle
Our current Louisville assignments run from roughly 10,000 to 24,000 square feet and include turn-key warehouse space off the Blankenbaker and English Station corridors, flex warehouse bays near Aiken Road, a manufacturing building with a secure lot and heavy power, a crane-served building with 30-foot clear height, and build-to-suit flex in Old Louisville. We also market industrial land, including an I-G zoned site in Lebanon Junction suited to industrial outdoor storage.
Where We Work
East End and Blankenbaker, English Station and Jeffersontown, Butchertown and the NuLu edge, the industrial blocks south of downtown around Old Louisville and the South 7th and 10th Street corridors, Shively and the airport submarket, and Bullitt County south along I-65.
How We Work
Industrial deals turn on details that never show up in a listing photo: power, clear height, dock and drive-in count, truck court depth, zoning and the cost to bring a building up to a tenant's spec. Our advisors walk those items with you before pricing a lease or a sale, and our CCIM and CBI credentialed partners model the numbers when an owner-user or investor needs to see the return before deciding.
